New gas station planned near Palmer Court development on Ky. 90

Travelers on Ky. 90 — known locally as Happy Valley Road — who are driving between Cave City and Glasgow in the future will have access to that valuable commodity, gasoline.

In 2021 Dr. T. J. Blevins and his wife deeded roughly 12.4 acres of land along Happy Valley Road to Woodland Station Development, LLC. Since that time the company has flattened and divided the land for a future 200-home subdivision called Palmer Court.

They submitted the subdivisions “final development plan” at the September meeting of the Joint City-County Planning Commission that showed 13 eight-plexes, two 6-unit townhomes, an 8,000 sq. ft. commercial building and three vacant lots. The final development plan was approved.

Kevin Coomer, deputy mapper at the Barren County Property Valuation office, said one of the two lots that run alongside the road — specifically Lot 1, which is 2.611 acres — was purchased by Miraya and Inaaya, LLC, a company that filed at the Kentucky Secretary State’s website on May 17, 2023, for $500,000. Public records stored at the Barren County Clerk’s office confirm that a deed of conveyance was issued to the company on Oct. 10.

Coomer also said Woodland Station recently filed a Declaration of Restriction on Lot 2 that runs alongside the road that states they would not “lease, rent, occupy, or allow others to lease, rent, or occupy…for use as a gas station.” Again, public records confirm such a declaration was stored in the clerk’s office on Oct. 10.

This declaration was signed by development manager Kyle Shirley and Rameshbhai K. Patel, who is the registered agent for Miraya and Inaaya, LLC. The declaration states it will remain in effect while Miraya and Inaaya, or one of their successors, owns the adjacent lot.

The principal address listed on the Secretary of State’s website is 8458 Tompkinsville Road in Glasgow. A further look at the principal address listed for the company reveals it is the location of the Temple Hill Market and Keystop gas pumps.

Shirley confirmed a gas station was going on the lot.

“They are finishing up design, but it will be a gas station. The owner of 44 market, Kenny Patel, will be the operator.”
