Glasgow officials say they are seeing renewed and stronger interest in the latest push to develop the Johnson Farm property, with a revised request for proposals now in circulation. Members of the committee overseeing the project reported more developer activity in the first week of the new RFP than during the entire previous round.
According to the discussion in the latest committee meeting, the full RFP package has been advertised and sent to multiple developers. Officials say they are fielding calls from interested firms, and at least a couple of engineering teams are already reviewing the documents, which suggests developers are actively preparing potential submissions.
Committee members noted that both national entities and local developers have requested copies of the RFP.
To protect the integrity of the process, officials emphasized that they plan to share only select information before a developer is chosen, and to share that information equally with all interested parties. They said they want to avoid giving any one bidder an advantage, and intend to document how any additional details are distributed through formal addenda.
The committee also discussed related growth along the same corridor, including an apartment project referred to in the meeting as the Little Tees development. Officials said industrial revenue bonds for that multifamily project have now been issued after being signed at a recent city council meeting.
Members said the apartment complex will be located across the street from Johnson Farm and could serve as a built-in customer base for future retail or commercial space on the farm property. They noted that the area currently has limited commercial and retail options, and that multifamily growth appears to be strengthening the corridor.
As part of the RFP process, the committee plans to issue at least one formal addendum to all parties who have requested the packet. Officials said they may use that document to share information about nearby developments, including the status of the Little Tees project, so that every potential bidder has the same context.
Key dates for the Johnson Farm RFP include a Sept. 14 deadline for written questions from developers and a Sept. 21 deadline for the final addendum, according to officials. Proposals are due Sept. 28, and the committee expects to continue contacting additional companies that specialize in this type of development until that time.
Because most of the work during the coming weeks will involve developers preparing their submissions, the committee discussed holding fewer meetings while proposals are in progress. Members tentatively agreed to meet Sept. 9 at 3 p.m., with another in-person meeting expected the week of Sept. 21, likely on Sept. 22, barring schedule conflicts or urgent issues.
